This charming, flexible property comprises an historic 700 year old stone Farmhouse and a 1950s lodge house, both fully restored to the highest quality by artisans. In addition, there is a brand new 4 bay garage and, should you want to develop the property further, a derelict cottage in the grounds. The ensemble is set in 1.3 hectares (or 3.2 acres) of gardens and grounds.
The main house has 4 super, large bedrooms, all of which are ensuite and the master suite has a balcony overlooking the fields. There is a large kitchen/dining area which has a large gas/electric range oven which has been used for commercial catering, a spacious hall and landing and a well proportioned drawing room with beautifully restored timbers and a minstrels gallery overlooking the room. With two log burners the property easy to heat. French doors open onto a stone, covered terrace with hot tub and outdoor eating areas. There is also a private garden.
The Lodge has two large bedrooms, both large enough for king size double beds and with en-suite bathrooms. There is an open plan kitchen/dining room, living room and hall. One suite of bedroom and bathroom is on the ground floor with outside stairs to the top suite so it would not be difficult to divide the lodge into two separate letting units if desired. The French windows from the kitchen open onto a flagstone terrace outside and to a large private garden with a covered outdoor eating area.
The owners have found the village to be delightful and the occupants to be exceptionally friendly. There are some lovely street cafes and auberges as well as schools, shops, supermarkets, garages etc. There is also a tennis club, football club, and fishing lake all within half a mile of the farm as well as the go kart circuit and golf course at nearby Magny Cours. This region is very horsey, with many shows and riding clubs and hunting. There is also some fantastic racing and the Sancerre wine region is just 30 minutes away and there are many local vineyards. The towns of Moulins and Nevers have excellent international schools. The links to the TGV are being improved and it will soon be stopping nearer to the property, so Paris will be even closer.
