Situated in a very special part of the southern Correze is this lovely restored 3 bedroom farmhouse together with 2 storey barn, small stone outbuilding incorporating a well, swimming pool, beautiful landscaped gardens and attached land of 10.65 hectares (26 acres). Approaching the property via a partly tree-lined lane, you are immediately taken by the beauty of the property and the very special place in which it is situated. With no immediate neighbours, in each direction there are views over the rich Correzienne countryside with the mountains of the Cantal over the horizon to the left of the property. The place is currently a private residence but also has the potential to become a successful gite complex, equestrian centre or smallholding. A truly stunning property in a beautiful location! Approaching the 3 bedroom stone and ardoise slate roof farmhouse you feel the character of the place, with the granite stone steps to the front door.
Stone steps lead up to: Entering the farmhouse you arrive into a very welcoming and homely living room (26.6m2) full of character features such as exposed beams, original wooden floor and a beautiful inglenook fireplace housing a Jotul woodburner. Leading from the living room is a very beautiful french-style kitchen (14.1m2) with bespoke kitchen units, some made from local wood and handmade features, keeping in style with the property. Next to the kitchen is a very pleasant Dining Room (16.2m2), again with character fireplace and Jotul woodburner. Pretty french doors open up to a stone and wooden terrace that runs the full length of the house, excellent for dining outside. A spacious and functional office (6.3m2) is situated to the rear of the kitchen, looking out over the terrace and gardens beyond. First Floor: Accessed from the living room, there are 3 nice double bedrooms (21, 13.3 and 15.6m2) with many quirky features such as exposed local stone, feature floor height windows, wonderful exposed wooden beams and 2 Lucarne dormer windows. The master bedroom boasts an en-suite bathroom with bath, shower, wc and basin and a family shower room services the other bedrooms. Basement: a very functional and well-designed space and has the floor area and potential to be made into a separate living quarter. There is a summer kitchen area with laundry room, separate shower room with basin and wc, wine cave and plenty of storage space. The whole of the basement has a tiled floor. There is also an internal staircase from the basement to the ground floor via the office.
Stone built barn
The stone-built barn with ardoise slate roof situated next to the house is superb. It has an approximate floor area of 200m2 on each of the two levels. The lower level which has power, light and water has a concrete floor and has been converted to include 2 stables and a Tack Room. There are also 4 individual wall-mounted automated water troughs for horses. The upper level is totally original and still retains the wooden poles and wires which were used to dry tobacco leaves that were once grown in the area. The roof and wall timbers in this barn are magnificent. Access to both levels of the barn are external and can therefore be used for 2 very different and separate uses.
Gardens and swimming pool
Access to the swimming pool is via a beautiful rose pergola with feature fountain at one end. The swimming pool measures 12x5 metres and benefits from a Roman End and jacuzzi jets. The depth of the pool ranges from 1 to 1.8m with a total of 90m2 of dallage (paving stones) surrounding the pool. The pool is enclosed meeting french regulations and the pool can be illuminated at night. Adjacent to the pool is an Abri-Piscine which is of timber construction under a red clay pantile roof. This area used for relaxing, eating and barbequing has power, light and water. Within the well-designed landscaped area of the grounds is also a fruit orchard, vegetable garden and a pretty stone outbuilding with red clay pantile roof, which was originally used as a pigsty. The gardens are truly beautiful here designed to maximise the potential of each garden taking into consideration what is grown there, weather it be edible crop or flower beds. There is a well attached to this small building with a water level of 7-8 metres below ground level. With a pump the water can be used for watering the garden, washing cars etc.
Grazing land and woodland
All 10.65 hectares of land are attached to the property and include 1 hectare of woodland, another small field of approximately 0.25 of a hectare, a large grazing field of approximately 8 hectares and beyond the grazing field there is an area of approximately 1 hectare, which is a mixture of woodland and grassland.
