Situated just off the D625, some 10km north of the Medieval Bastide town of Mirepoix, the house has been restored, renovated and insulated into a spacious, modern, light and airy family home sitting sympathetically in the beautiful rural landscape. The property, which is set within 4 hectares of rolling countryside, consists of the house, separate guest house, gardens and swimming pool. The house and guest house will sleep 11 comfortably, 7 in the main house and 4 in the guest house.
The bedrooms, living room and kitchen are all orientated to the south west. An east facing courtyard has been created between two of the bedrooms to create a morning shade/sunlight space. The large South-West facing terrace is covered by a permanent tiled roof providing essential shade during the hot summer months. As this house is used as a permanent home and not as a holiday home, it therefore has the flow, high quality, and storage space consistent with permanent residents, together with excellent telephone, Sky TV and internet connections and WIFI throughout the property. The gas fired central heating system has a condensing boiler which also provides the guest house heating. The main house has a large living room/dining room with fireplace and freestanding wood burner which opens onto the terrace through two sets of French windows. It is very spacious and airy room with tiled floors. The kitchen/breakfast room has a gas hob and double electric oven, fridge-freezer and dishwasher, together with an adjacent utility room, with Miele white goods, and wine store. The kitchen door opens straight into the garden and terrace for outside eating on those warm and sunny days. There are four bedrooms in the main house, three on the ground floor and the master en-suite on the first floor. The master bedroom is large with two sets of windows overlooking the garden. It has a walk-in wardrobe and large bathroom with bath, WC and separate shower. The three downstairs bedrooms are multi-purpose, currently configured as one guest bedroom, one art studio and one study. There is also a downstairs large shower room and separate guest WC and cloakroom.
The Pool/Guest House consists of a spacious kitchen/living room which opens straight onto the L shaped terrace overlooking the pool. In addition there are two double bedrooms, arranged either side of a large Jack and Jill shower room. There is a separate WC for pool users in the pump room on the end of the building. Although currently an owner-occupied home, the property is suited to high value renting for short term holidays or as a venue for activity based retreats, workshops and courses..
The house is on the edge of a hilltop hamlet of 8 houses and is perfectly located in the Aude (Languedoc-Roussillon) countryside and just outside the Ariège. Air connections are excellent with Toulouse Blagnac just 55 minutes drive away. In addition Carcassonne (40 mins), Bezier and Perpignan (90 mins), are all served by Ryanair. Local shops are found in the nearby bustling town of Mirepoix. This property gives easy access to local walking, horseriding and vineyards. The heart of the Pyrenees with its skiing, hiking and canoeing opportunities is an hour away. The nearest beach is Narbonne on the Mediterranean coast.
